    If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.

    We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.

  • Maintenance and Repairs

    Every property will eventually have maintenance and repair issues and we know that a well-maintained home results in quicker rentals. We offer our residents a secure portal to submit all maintenance issues, which can be assessed online with a simple click. Our vendors are trustworthy and generally quick to respond. We coordinate and communicate with the tenants and with you.

    Whenever a tenant moves out, we'll conduct a thorough inspection and take care of any pending issues. We'll send you regular reports on the conditions of your property so that you're kept in the loop.

  • Financial Reporting

    We track your financials and reports to you monthly through our secure, advanced and fully automated web-based accounting system. Through our online owner portal, you can view all your financial statements and stay on top of your investment.

    • We utilize a top of the line software accounting system called Appfolio.

    • Your monthly statement is sent to you via email in an easy to ready and understandable format.

    • We provide a year end summary statement and a 1099, making your tax preparation easier.

    • Your funds are sent directly to your bank via ACH on the 10th business day of the month provided your tenant has paid their rent.
